The financier bought a more modest island - the Little St James - originally in the late 1990s, but later purchased the larger adjacent island in the year 2016 for a sum of $22.5 million.
The released images reveal he had created plans to build upon the substantial island by building homes, an amphitheatre, an submerged workspace and a reservoir.
You can see the blueprint is a channel, a waterway in the US Virgin Islands, noted on the south-eastern section.
This development map is annotated in red pen markings and contains a key labelling distinct parts of the estate.
Alongside this are what appear to be nine other site drawings and engineering blueprints, featuring layouts for dock shelters.
